Electrical Installation Condition Report
Landlords and homeowners EICR’s will make sure your property is safe with a detailed report outlining any issues so you know what the problems are and what needs to be done to resolve them. This should take place every 10 years in a domestic property and every five years in a rented. It is important to test a property before it is sold so the buyers no the condition and cost that could be implicated.
There are two basic parts to an EICR electrical checks and visual tests. Electrical tests involve putting an electrical DC current into a circuit to measure the resistance of the earthing, and to check the insulation of the wiring. We also check that the wires are the right way around (polarity) and that the RCD (trip switch) operates within the correct required time and specifications for the device. For the visual checks, we look at lights and sockets to see if they’re damaged or deteriorating. We check wiring, bonding and earthing and we look at the consumer unit to assess its condition.
